Terms and Conditions

Quokka 360 Sagl (the company) is a vacation rental management company that offers online bookings of vacation properties in the name and on behalf of third parties, under the name Quokka 360.

Each contract is entered into between the person making the booking (the Tenant) and the company representing the owner (the Lessor).

The contract enters into force upon confirmation of the reservation by the company until the end of the same, at the time of the Lessor’s check-out.

 

OBLIGATIONS OF THE TENANT:

 

The property must be used exclusively for tourism purposes.

 

At the time of ONLINE CHECK-IN, the Tenant must fill in the required data for each person who will stay or otherwise use the housing unit, including underage guests.

The lessor declares and guarantees to process the personal data that he possesses due to the obligations contractually assumed, for the purposes and according to the methods set out in the information on the processing of personal data attached to this contract.

 

The tenant undertakes not to let more people than the number indicated in the Booking Confirmation stay in the housing unit.

 

The tenant cannot sub-lease or lend the housing unit in whole or in part, under penalty of contract termination.

 

The Lessor also undertakes to return the keys of the Real Estate Unit at the time of check-out.

 

The Tenant undertakes not to reproduce and / or deliver the keys of the housing unit to third parties and / or to disclose any access codes to third parties. The loss / breakage of the keys and / or the lock entails the reimbursement of the cost of a new lock.

 

 

 

PAYMENT:

 

14 days before the arrival day  the tenant must have paid the total sum of the full amount for the rental of the property including tourist tax.

 

If the reservation is made within less than 14 days before arrival, the total payment is required in its entirety at the time of booking.

 

Expenses related to the provision of services such as: light; water; gas; condominium fees; are paid by the lessor.

 

CANCELLATION POLICY:

 

The cancellation policy vary according to the rate booked:

 

– Standard: it is possible to cancel for free up to 14 days before arrival

– Non Refundable: In case of cancellation, modification or no show the total amount of the reservation will be charged.

– Super Flex: you can cancel for free up to 5 days before arrival

– Weekly: you can cancel for free up to 7 days before arrival

  • Monthly: it is possible to cancel free of charge up to 14 days before arrival

 

ESTATE OF THE PROPERTY:

 

 At the end of the lease period, in the event that discrepancies or in any case damage and / or removal of goods, equipment, furnishings or damage to the housing unit are ascertained, the Tenant must contest the Lessor with this circumstance by sending, by 18:00 on the day of the day following the check-out, an e-mail communication, to the e-mail address of the tenant, containing a detailed description of what has been ascertained supported, where possible, by suitable photographic documentation.

In any case, the tenant expressly authorizes the lessor to charge the amount of damages found on the credit card indicated at the time of booking and / or on the credit card issued as guarantee and / or on any security deposit issued in cash, based on what is specified in Annex A within 48 hours after check-out.

 

CHECK-IN and CHECK-OUT: 


Check-in is from 3.00 pm onwards. Any early arrivals must be requested from the Quokka Staff and approved before entering the apartment.

 

The keys are located inside the Masterlock, the key box. We ask you to keep them carefully and keep them carefully. At the time of check-out they must be placed in the Masterlock, changing the numerical combination on the keypad.

In case of loss of the keys we will charge the cost necessary to create a copy, starting from 200 CHF (read ANNEX A).

 

The apartments must be left by 10.00 am on the departure date, except for special agreements made at the time of check-in with the Staff (late check-out). After 10.15 we will ask you to leave the apartment immediately or we will charge the extra cost of 50 CHF.

After 12.00 the total amount of an additional night will be charged.

 

FINAL PROVISIONS:

 

Swiss law applies to the rental contract for tourist use. 

The competent court concerning any disputes arising from the interpretation, execution and anything else of this rental contract for tourist use is Lugano.

ATTENTION: In case of non-cooperation / refusal in repaying the damage produced by you, we will use the tools provided by the booking portals (Booking.com, Airbnb, Expedia, VRBO) to request a refund for damages at your expense.
